QUALIFICATIONS AND JOB DESCRIPTION


LOOKING FOR FULL-TIME DESIGN MANAGER FOR OUR NEW HOTEL BUILDING PROJECT IN BODRUM

**CANDIDATES WITH RESIDENCY IN BODRUM AND HAS RESORT EXPERIENCE WILL BE PREFERRED


Position Description: Provide overall direction, technical support, and control of design program with direct responsibility for design review, coordination, monitoring of design schedules, design drawings and documentation, and management of submittal process in pre and post-construction management.


Essential Duties and Responsibilities:

  • Overall responsibility for communicating design information amongst all project team members.
  • Establish and maintain procedures with design professionals, consultants, owner, and subcontractors for information flow, approvals, meetings, reporting, applications for payment by Design Consultants, and others as applicable.
  • Develop and manage consultants’ scopes of services, contracts and variations, budgets and design schedules working with Project Manager, PMCS Manager and Contracts Manager.
  • Conduct thorough construction document reviews and examine all documents for constructability and Quality Assurance/Quality Control (QA/QC) and bring all concerns to attention of appropriate design professional for resolution.
  • Participate in preparation of various studies, recommendations for materials and methods, and cost estimates.
  • Schedule, conduct, and document all job, owner-architect, and coordination meetings.
  • Ensure appropriate Quality Assurance/Quality Control (QA/QC) processes are established and maintained.
  • Review all drawings and specifications and bring all issues to architect.
  • Ensure all Good for Construction (GFC) drawings are made available to contractors in co-ordination with client design consultant.
  • Monitor, report, and introduce control mechanisms related to Architect/Engineer’s performance in relation to conduct of design programs according to established packaging strategy, include adherence to schedule, cost, design standards, design coordination activities, and production of construction tender documentation, which further includes securing appropriate approvals from client and assistance to client as they secure local regulatory authority approvals.
  • Oversee reviews, administration, and expedition of design phase.
  • Obtain client and operator approvals for design documentation and oversee regulatory approvals obtained by client from government agencies.
  • Obtain client’s decisions and approvals related to design, with goal of adhering to predetermined design schedule and budget.
  • Review and certify design change orders and design consultant approvals.
  • Review and certify payments to be made to design consultants.
  • Prepare relevant portions of monthly report related to all design processes.
  • Coordinate with all team members during design phase to ensure various disciplines are aligned.
  • Provide regular input to PMCS Manager, Project Manager, or Director regarding overall pre-construction schedule for project, including timing of required design deliverables and specific design consultants.
  • Manage design and submittal processes during construction stage.
  • Create supportive environment to develop high-performing team, provide professional development opportunities and engage in coaching and mentoring relationships.
  • Lead team members, provides timely performance feedback and contributes to performance appraisals during annual performance cycle, utilizing talent management systems.
  • Develop and deliver training to educate staff members regarding related department processes.

Qualifications

  • Bachelor’s degree in Architecture or Civil Engineering.
  • Minimum of 15 years of building architecture in construction industry, preferably experienced in Resort Hotel Projects.
  • Exercise independent judgment and discretion, and ability to identify problems and initiate corrective action.
  • Apply innovation to offer and implement suggestions to improve overall operations.
  • Ability to manage many activities, requests, and short-cycle deadlines simultaneously.
  • Ability to read, understand and interpret contract documents, drawings specifications, scopes of work and project Schedule.
  • Must have proficiency in computer applications, MS Office, with advanced MS Excel skills.
  • High degree of organizational skills with exceptional attention to detail.
  • Must be self-starter, adaptable, and flexible to operate with minimal direction and little or no supervision while working in
  • complex and changing environment.
  • Lead by example, set standards for performance and behavior, acts with integrity and professionalism, and respected by others.
  • Must have English language proficiency with professional oral and written communication skills.
  • Have knowledge of the regional market.
  • Proven written and verbal communication abilities.
  • Must have advanced presentation skills.
  • Demonstrated leadership and interpersonal skills.

Work Environment:

While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud.
